THE WORKFLOW
A Prepared Pack for
Every Stage of the Purchase
Purchaser-side residential conveyancing, broken into seven stages. At each one, AI turns the incoming documents into a finished, checked pack — then hands it to you. What the AI prepares is on the left of every checkpoint; the sign-off is always yours.
Client Onboarding & Instructions
A single client intake opens the matter — and creates the matter file, the single source of truth every later stage checks against.
AI preparesPre-Contract Review
The contract pack arrives from the vendor's solicitor and is read against the client's instructions.
AI preparesTitle Investigation & Enquiries
You investigate title; the memos and enquiries around it are drafted for your review.
AI preparesMortgage & Contracts
The loan offer issues — its terms and conditions are turned into something the client can understand.
AI preparesRequisitions on Title & Deed
Standard Requisitions go out; the vendor's replies come back and are checked against them.
AI preparesClosing
Searches come back and the completion figures are drawn up ready for the day itself.
AI preparesPost-Completion
After the keys change hands, the filings and reports are prepared so nothing slips.
AI preparesHOW IT'S BUILT
From a Workflow Kit
to a Team of Agents
The same conveyancing workflow, delivered two ways — one you can run today, one we're building for the near future.
The Workflow Kit
A set of prompts you run by hand inside your own private AI project — one for each stage, set up around your precedents and fee scale. You paste in the file, it drafts the pack, and a verifier prompt audits it before you review. This is what we install and train you on.
The Agentic Engine
The same kit, turned into a running engine: each stage handled by a small team of specialist AI agents, coordinated by an orchestrator, with an independent verifier signing off before anything is trusted — an agentic conveyancing department. Stage 2 is already built as a working prototype.
Inside one stage — how the Pre-Contract Review team runs
WHY A SOLICITOR CAN TRUST IT
Built for the PI-Aware
A subtly wrong output is worse than no output. Three principles keep the work safe — and keep you in control.
Independent Verification
A fresh agent that never drafted the work re-checks every output against the source documents. It catches invented facts and figures that drift between pages — then returns PASS or FAIL.
One Source of Truth
Every fact enters once, from a document, into a single matter file — names spelled once and copied forward. Every later stage checks against it, so an error can't quietly propagate.
The Solicitor Signs Off
AI reads, summarises and flags — it never advises the client. A PASS means the work is consistent and traceable, not that the transaction is safe. That judgment stays with you.
CONVEYANCING & AI
Fair Questions,
Straight Answers
The questions conveyancing solicitors actually ask before they'll trust AI near a file.
Can AI do conveyancing for solicitors?
Not on its own — and it shouldn't. AI does the reading, summarising, drafting and cross-checking across all seven stages of a purchase: client-care letters, contract summaries, Special Conditions risk reviews, Requisitions on Title, closing statements and stamp duty returns. The solicitor investigates title, advises the client and signs off on everything. AI prepares the work; the solicitor approves it.
Which parts of a conveyance can AI actually help with?
The repeatable, document-heavy admin that recurs on every file: the client-care and Section 150 costs letter, tailored AML/ID requests, plain-English contract summaries, clause-by-clause Special Conditions risk reviews, title memos, Pre-Contract Enquiries, Requisitions on Title, the apportionment and closing statement, the stamp duty return and PRA registration. Legal judgment — on title, on advice, on whether to proceed — stays with the solicitor.
Can AI review a contract for sale and Special Conditions?
Yes. It produces a plain-English summary of the contract, cross-checks it against the client's instructions in the matter file, and runs a clause-by-clause review of the Special Conditions against a risk rubric — flagging onerous or unusual conditions as points to query. It flags; the solicitor decides what to raise and how to advise.
Is it safe for client confidentiality?
Confidentiality comes first. Every tool is set up so client information is not used to train the underlying models, and the workflow is built around your professional obligations. Client data stays where it belongs — and if a tool can't meet that standard, we don't use it.
Will this replace my conveyancing team or secretary?
No. AI removes the retyping, chasing and formatting — not the judgment or the client relationship. What changes is where your team's hours go: less time producing first drafts and cross-checking figures, more time on the work that actually needs a solicitor or an experienced conveyancer.
Isn't this just ChatGPT?
No. Generic AI used cold gives generic output. This is set up around Irish residential conveyancing — the Law Society General Conditions of Sale, your precedents and your fee scale — with an independent verifier that audits every output against the source documents before you see it. That verification is the difference between AI that drafts and AI a solicitor can trust to draft.
Where do the Law Society and the EU AI Act stand on this?
Both point the same way: supervision, confidentiality and professional judgment. The Law Society of Ireland has published guidance supporting careful adoption of generative AI, and the consistent message is that a qualified solicitor must supervise and remain responsible. That is exactly how the workflow is built — AI prepares, the solicitor approves.
